what is the situation with the adjacent land
what is the access like
has the land been perked for well and septic

Joe There is no platte river frontage on property. All land owners in Cow Creek station have access to the North Platte via a fishing easement as noted in covenants. The adjacent land is privately owned. Year around access on maintained road. Wells and septic are no problem in the area.
