Broker's Comments

The Kimball County Pasture & Pivots is located 9 miles southeast of Bushnell, Nebraska along County Road 20S. Comprised of 800 deeded acres +/-, the subject property has 214.62 certified irrigated acres +/- under two pivots, 80 acres +/- of dryland farm ground with the balance in grass. The irrigated ground was enrolled in the EQIP program for the last three years, but the pivots can be used in the 2020 season. Both pivots are older Lockwoods and are supplied off the same irrigation well (G-019603). The wiper pivot on the west side of the property irrigates 88 acres +/- and the pivot to the east irrigates 126.62 acres +/-. In 2017 456.88 acres +/- was enrolled in a Grassland CRP contract ($6,853/year) that has been fenced and cross fenced into two pastures. This contract runs through September 30, 2032 and allows the owner to graze 36 pairs in each pasture for two months and one week. Improvements on the property include an older three bed, one bath home, three 10,000 bushel Behlen grain bins, a Quonset & shop, both with concrete floors and numerous other outbuildings. Kimball, a town of approximately 2,400 and the county seat, is 16 miles northeast of the property.
