Located on the south end of the Wind River Mountain Range, in an area that’s history stretches back to the earliest territorial days of Wyoming, the Atlantic City Acreage offers a buyer a unique ownership opportunity. While the gold rush days from 1867 may be a foregone conclusion, this 160 acre patented mining claim now offers a wide range of recreational opportunities right out your back door. Set in an area with vast expanses of public land for the outdoor recreationist, the property is bordered on the east, south and portions of the northwest by BLM. Four miles to the northwest of the property are thousands of acres of national forest and wilderness areas that offer endless opportunities for hunters and anglers alike. Just over ¾ of a mile off the Atlantic City Road, the Atlantic City Acreage is accessed via the Fort Stambaugh Loop Road and has power running through the property. Jutting through the northwest corner of the property is a portion of the Big Atlantic Gulch that has a pond and live water running through it in most years.

Terms and Conditions

The Atlantic City Acreage is being offered for sale at auction. This is a Sealed Bid Auction for 160 acres +/- in Fremont County, Wyoming approximately 1 mile east of Atlantic City. The legal description of the property is the SE¼, Section 7, Township 29 North, Range 99 West, 6th P.M., Fremont County Wyoming.

BID DEADLINE: All bids must be submitted to James Land Company by 4:00 P.M. on Tuesday June 11, 2019 using the Sealed Bid Submission Form.

WAYS TO BID: You may mail your Sealed Bid Submission Form to James Land Company at PO Box 1167 Saratoga, WY 82331, email them to creed@jameslandco.com or fax them to 307-222-0566. If you email or fax your bid please call Creed James at 307-326-3104 (office) or 307-399-7973 (cell) to notify that you are sending in your bid. *Please Note there is a Bidding Fee that must be submitted with all bids.

BIDDING FEE: All bids must be submitted with a $1,000 Bidding Fee that will go towards the non-refundable earnest money deposit for the winning bidder. The Bidding Fee shall be returned at the conclusion of the auction to all non-successful bidders. *Please note that if you intend to submit your bid (see above Ways to Bid) via email or fax you must wire or mail your Bidding Fee to James Land Company prior to the conclusion of the auction. Please contact James Land Company for wiring instructions.

EARNEST MONEY: The winning bidder must submit to James Land Company via wire transfer or check to James Land Company Trust Account non-refundable earnest money in the amount of 5% of the sales price within 24 hours after the conclusion of the auction.

BUYER’S PREMIUM: There will be a Buyer’s Premium charged in the amount of 3% of the winning bid and shall be collected at closing.

CLOSING: Closing shall occur on July 9, 2019 at County Title Agency at 313 North Broadway Avenue in Riverton, Wyoming.

PURCHASE CONTRACT: The winning bidder shall execute the following Purchase Contract with no contingencies and shall return to James Land Company the Purchase Contract within 24 hours of notification of winning bid.

PROPERTY CONDITION: Buyer acknowledges the Property is being sold in an “as is, where is” condition.

AGENCY: James Land Company is the exclusive agent of the Seller and Buyer is the Customer.
