This is an online land auction that is open for bids.  This auction ends on April 8, 2010 at 2:00pm MDT.  If you want to bid in this auction you must follow the following steps.

2.  Then register for the "Pelton Ranch Land Auction" (See the above link "Click here to Register for this auction" below the Dynamic Ending Box).  You have to be registered on our website to register for this auction (See Step 1).
3.  Get the $5,000 earnest money (will be returned following auction to unsuccessful bidders) to James Land Company.  You will not be turned on to bid until James Land Company has the earnest money.

Broker's Comments

The Pelton Ranch is located in Dawes County, just north of Whitney, Nebraska.  It consists of 2,283 deeded acres of very good pasture with excellent water.  The pasture is on the R.W.D #1 Whitney pipeline.  It has three stock tanks that never run out of water.  There are 12 stock dams on the property as well.  To view the cost and the Bylaws and Rules & Regulations for the R.W.D. #1 Whitney Pipeline CLICK HERE.  The owner states that he has ran 125 to 190 pairs on the property the last three years and they have done very well.  If you are looking for a good grass ranch with abundant water, the Pelton Ranch is the ranch for you!

CLOSING RULES FOR  ONLINE AUCTION

This is a Cash Sale.  Closing in 30 Days.
 
Winning Bidder must contact the listing broker within 12 hours of the auction close time. The transaction will be closed according to the following rules which are set by the Listing Brokers:

Contract Forms
ASAP, following contact from the winning bidder, the listing broker will forward necessary forms for signatures. Winning Bidder will execute forms for the purchase of Real Estate (also called a buy/sell agreement) together with acknowledging, in writing, the receipt of other statutory disclosures provided by listing broker.
 
Inspection times are deemed to have run
Prospective purchasers are deemed to have conducted any and all inspections to their satisfaction prior to bidding.
By bidding, the buyer agrees to the property in its entirety in “as is, where is” condition without any implied or expressed warranty by Seller or any Broker or by Site Owners.
 
Costs and Fees
Settlement will be made on the day of closing by buyer in certified funds U.S Dollars
Financing, if any, and all costs associated with financing are the responsibility of the buyer. If you are seeking financial help for this purchase, get it in early…before you bid!
The buy/sell agreement will call for the buyer’s payment of the following costs and fees:
  • One-half of the closing agent’s fees (costs payable to the closing agent for services in conjunction with the closing of the transaction and the recording of documents.
  • The proration of real and personal property taxes.
  • Costs of recording the deed.
