Broker's Comments

The Carpenter Irrigated Farm is located along the Wyoming / Nebraska state line in Sioux County, Nebraska north of Henry approximately 17 miles. The property consists of 1,026 deeded acres +/- of which 566 acres are irrigated farm land with the remaining 460 acres being grassland. The property is in two separate pieces with one lying on the west side of Henry Road and the other larger piece on the east side of the road about ¾ of a mile to the north.

The larger parcel on the east side of the Henry Road has approximately 300 acres under one pivot. The 2008 T & L sprinkler has 13 towers and receives water from four different wells. To view information regarding the four wells CLICK HERE. The 2009 crop under this system will be 76 acres of wheat with the balance being planted in corn. Approximately ¾ of a mile south from the larger parcel sits the second parcel. Located on the west side of Henry road this piece spans from the road to the state line. This parcel has 266 acres under one pivot. The sprinkler is a 2007 Reinke with 11 towers. This sprinkler receives water from two wells. To view information regarding the two wells CLICK HERE.
