UNDER CONTRACT

This scenic ranch is nestled in an open canyon in Sheridan County, Nebraska.  Pine Creek, which is a spring-fed creek, runs the length of the main canyon and is located within 300 feet of the farmstead.  The creek, which is about ten feet wide and flows approximately 18-24 inches deep year round, crosses the property in two places and is bordered on both sides by pine tree covered canyons.  The pastures, varying from flat to gently rolling to a very large hill with a panoramic view of approximately 30 plus miles, are arranged to utilize the stream for watering.  Those that are not watered by the stream are watered by either windmill or a pressurized system.  An open meadow runs parallel to the creek and produces approximately 75 – 1,200 pound bales of hay per year.  The creek and canyons are a natural draw for wildlife, with Whitetail deer, Mule deer, pheasants, turkey and grouse being plentiful.

This ranch is located in the panhandle of Nebraska approximately 13 miles south of the community of Rushville along State Highway 250.  The ranch contains approximately 910.68 deeded acres +/-.  The site has a 2 story plus basement house with five bedrooms, 2 car detached garage, barn, open pole shed,   12’ X 60’ building and a 40’ X 75’ Butler steel building with full cement floor.

Small airports are located 15 miles, 30 miles and 45 miles from the ranch.  Two of these airports can handle a small jet, one has jet fuel.  This ranch has much to offer and the scenery is breathtaking.

Directions: Heading South out of Rushville, Nebraska on State HWY 250, go approximately 13 miles. Turn west on road and go through gate.  It is about 3/4 mile to improvements.
