1 - What is the nature of the small parcel that is not contiguous to the rest of the property?
2 - Is there fencing? How much and what kind?
3 - Please describe the horse barn in detail? Electricity? Water?

the small parcel is a 40 Acre tract which has a spring for stock water.I'm not sure how the seller ended up with that non-contiguous tract.
Most of the property is fenced. Most of the fence is 3 strand barb wire.
There is electricy to the barn. Water in the pens outside.

How many head of cows can this property carry year round?

8 to 10 hd in a normal year.

Is the main road into the property private or does it provide access to other property in the area?

The road is private.The rancher that ownes property next to this uses this road. No other homes are behind the property.
